History

Country Hills Estates is special in many ways, from the history of the land and its location, to the development plan and its participants.  Much invested effort has culminated in offering a lifestyle unique to the Atlanta area, but nostalgic to generations of southern living.

In former times, Southerners truly integrated in communities built with intended form and function - beautiful design and useful application.  Our climate and tradition cultivated a slower pace, an enjoyment of life, and a focus on the family – a freedom.  However, recent urbanization efforts affected our lifestyle by creating houses rather than homes; self-contained, insular structures rather than interactive communities; and fabricated, temporary amenities rather than natural, sustaining beauty.  Fortunately, we’ve been able to counter that diversion from tradition with this intimate community, properly deserving of the title “home” for those fortunate enough to live here.

Our story really begins in 1949, when the Adams family purchased nearly 50 acres of agricultural land for their homestead, on the expanding borders of civilized Atlanta society.  What was once desolate farm land is now the epicenter of affluent living, esteemed medical centers, and thriving commerce.  The 20 acres that remain as our community is located inside the Perimeter, in the heart of the City of Sandy Springs and the Buckhead area.  In addition to the attractive landscape and location, its preservation is part of the history of Sandy Springs.  Recently recognized as its own city, the process began over 30 years ago when Cora Adams and her Country Hills Garden Club helped now Mayor Eva Galambos initiate the movement to incorporate the City of Sandy Springs.  Thus, our name honors an early co-founder of our city, and makes the important connection to the history and continuation of the land. 

Because of the preservation of this land as a single family home, the natural ecology that exists here is unavailable to this extent anywhere else in the area.  Specifically, it hosts two running creeks, four-plus acres of nature trails, rolling hillsides, native Georgian plants, acres of red & white oaks, flourishing natural wildlife, and a refuge for dozens of bird species.  Our design integrates with, and builds upon nature, rather than overpowering it:  streets follow natural slopes, lots remain fully wooded until built upon, homes are designed to fit the lots and adjacent homes, rain water is filtrated naturally, and removed trees are culled into building materials for home construction.  Instead of pools, tennis courts, and club houses, our residents will stroll through acres of nature trails and visit neighbors; children will play in creeks, hide in cliffs, and climb in trees.  Dozens of large, planted willow oaks will canopy the cobble-stoned street, illuminated by natural gas lanterns. 

Emphasizing nature and location are an ideal combination for a successful community.  However, thoughtful design is the final element that binds together the complete lifestyle.  With a site this beautiful, it’s imperative that the design enhance the natural landscape, while still considering the human element.  For this reason, we’ve contracted a Signature architect to customize each home with a cohesive, integrated plan.  The architecture borrows elements from classic European style, in the timeless vernacular of New Orleans design.  As a “front-porch” community, every home boasts a livable covered verandah that connects to the community via sidewalks and landscaping.  The style and intent of this design truly cultivates a community, and refreshes the heritage of southern hospitality.  While the neighborhood does display two beautiful marble fountains, it is not the posh appointments that attract, rather it’s the simplicity and permanence that comforts the person, and allows for family traditions to root and flourish.  In fact, the focal point visitors first appreciate is a life-size bronze of a family of five walking through the wooded hills.

Country Hills Estates is a special place, and will be home for 32 special families.  Every home will be custom crafted by one of our approved builders, using the original designs of our Signature Architect.  Our story continues with each family that moves in and calls this place home.
